(Indoor Air Quality Testing)

KingsQuare Residence Moves Forward Toward Handover of Luxury Residences on Rama III

* Embracing the “First Home of the Family” Concept and Creating a Community to Meet the Needs of Modern Families

KingsQuare Residence, a luxury residential project in the Rama III area, is moving toward welcoming residents to experience the project’s concept of “From a Second Home to the First Home of the Family.” Through thoughtful design, construction quality and hospitality-inspired services, the project aims to support the long-term living needs of modern families. Approximately 99% of the 222 residential units are ready, with a project value of THB 6.5 billion. Unit inspections are scheduled to begin in mid-November 2026.

Mr. Jakkrit Santirattanakul, Managing Director of King Square Development Co., Ltd. (KSD), said KingsQuare Residence “places great emphasis on long-term quality of living.” This goes beyond completing the building to encompass the design concept, construction quality, property management and care for residents after they move in. The key objective is to transform a second home into the first home for the family—from a place for weekend relaxation into a home that genuinely supports everyday life, including relaxation, learning, working and spending time together as a family. Particular attention has been given to designing spaces and creating a community that meets the lifestyles of family members across all age groups.

Under the Low Density Living concept, the project aims to provide privacy while offering common areas designed to encourage learning, relaxation and family togetherness. It also places importance on the entire residential experience, beginning with unit inspections and ownership transfers. Knight Frank works with the Thai Obayashi team on pre-handover inspections, while Dusit Hospitality Services manages the building and provides residential services under a hospitality-inspired service concept, including 24-hour concierge service. The project is preparing to welcome visitors for an exclusive look at the residences and shared facilities, reinforcing its vision of creating a community that supports the everyday needs of modern families.

Mr. Kazuo Washizu, Managing Director of Tokyu Development (Thailand) Co., Ltd., said Tokyu Development has participated in the project based on the Japanese Quality Mindset and the principle of “Peace of Mind and Safety,” placing importance on residents’ long-term safety and peace of mind. The company has also been involved in overseeing construction quality throughout the project’s development.

The key element is to view the project from the customer’s perspective, considering not only the appearance of the design but also convenience in everyday use, future building maintenance and the preservation of the property’s long-term asset

value. Even small details, such as the height and position of electrical outlets, have been carefully considered to ensure ease of use.

For the development of KingsQuare Residence, Tokyu Development selected A49 as the designer and Thai Obayashi Corporation Limited as the main contractor, with Stonehenge providing independent third-party quality management. This ensures comprehensive quality control covers both visible work and elements hidden within the building, including the structure, plumbing and building systems. The project also adheres to ISO 9001, ISO 14001 and ISO 45001 standards, with systems inspected and tested before handover. In addition, attention has been given to material quality and residents’ well-being through the use of Low VOC materials, MERV 8 air filtration and planned indoor air quality testing.

Ms. Potjaman Vorakitphokathorn, Partner – Head of Project Marketing at Knight Frank Chartered (Thailand) Co., Ltd., said Rama III is evolving into a New Urban Ecosystem that connects residential living, education, work and lifestyle. According to market data referenced by Knight Frank, the number of students at international schools in Thailand grew by an average of approximately 6.8% annually between 2011 and 2025. This trend reflects housing demand from Thai and international families, as well as teachers and school personnel, particularly for homes that reduce commuting time and support family quality of life.

At the same time, the supply of luxury residences within walking distance of leading international schools

remains limited due to land constraints. This type of residential offering is often described as “Walk-to-School Luxury Residences.” Knight Frank sees Rama III as having the potential to become an extension of Sathorn, combining convenient access to business districts with the quality of life offered by a riverside residential neighbourhood. KingsQuare Residence aligns with this trend through its location near King’s College International School Bangkok and its design, which addresses the needs of modern families.
